The deposit pays for the fixtures you order before day one

A water heater, a tub, a set of fixtures for a repipe: the contractor buys them before the job starts, and the deposit is what pays for them. Set it as a percentage that covers the ordered materials, state it as a dollar figure on the contract, and collect it before ordering. The page shows the figure the percentage produces.

Progress payments follow the rough-in and the inspection

On a job with a rough-in inspection, the natural progress payment is after the rough-in passes; on a long job there may be more. The page splits the balance after deposit and retainage across the progress payments and the final, so the contract can name each one.

Change orders are priced and signed before the work, or they are free

The change order allowance on this page is the ceiling of extra work the contract lets you add before both sides re-sign. Above it, the scope is renegotiated. Below it, each change is still priced and signed before it starts, because unsigned changes are the ones that never get paid.
