A CRM for a plumbing contractor is not a sales pipeline with deals and stages. Build the list around properties, not contacts
One customer can be one house with one heater, or a landlord with fourteen units, or a property manager with a hundred. Modelling the world as contacts and deals collapses all of that into a name and a phone number. Modelling it as properties with fixtures and equipment attached is what makes the recall list, the agreement schedule and the replacement forecast fall out of the same data.
Let the service history do the selling
The strongest replacement conversation is not a marketing email, it is a technician saying the anode is gone and the tank is twelve years old. That conversation only exists if the findings from the last visit were recorded against the property. A CRM that holds the history is a CRM that produces the conversation.
Make the recall list a query, not a memory
Who is due an annual inspection, who is on an agreement with a visit unbooked, whose heater is past ten years, who declined a repair over five hundred dollars in the last six months: these are the four lists that fill a slow week. They are trivial to produce from property records with dates on them and impossible to produce from a phone's contact list.

A general purpose CRM will store the customer and the conversation and give you nowhere sensible to put the heater model, the install date, the main shutoff location and the sewer clean-out, which are the fields that generate work. Trade specific tools hold them; that is most of the difference.
Can I use a spreadsheet instead?
For a one truck operation, honestly, yes, and many good businesses run that way for years. It stops working when two people need it at once, when you want the service history attached to the property rather than typed into a cell, and when the recall list has to come out of it every week rather than once.
How does a CRM help with service agreements?
