Plumbing project management software: the stages, the draws and the variations on a job that runs for weeks

Plumbing project management software is what a contractor reaches for when a job runs for weeks rather than hours: a new build, a remodel, a commercial fit-out. What it adds to ordinary job software is the shape of a long job: stages against the builder's program, a payment draw at each, variations priced and approved before they are done, and a material list per stage rather than per visit. The proposal template on this site prints the staged bid the project starts from, with no account.

Stages against the program

Rough-in, top-out, trim, each with a start and finish against the builder's dates, and each with the tasks from the price book beneath it. The board shows which stage each truck is on and where the program has slipped. The bid template page on this site covers the staged scope.

Draws per stage

A deposit, then a payment at each stage completed and signed off, then the final. The draw schedule is on the bid and in the contract, and the invoice for each draw is printed from the stage rather than typed. A long job invoiced once at the end funds the builder with the plumber's cash.

Variations, priced before they are done

A change to the plans is priced from the price book, sent for approval and done only when approved, with the approval kept against the job. A variation done on a nod and priced afterwards is the one that is disputed at the final draw. The estimating tool on this site prices the variation.

Materials per stage

The material list is the sum of the tasks in the stage, ordered ahead of it, with the merchant dockets checked against it. The material list template page on this site covers the method; RoughInDesk Pro attaches the dockets to the stage so the cost lands where it belongs.
