Every figure on this page is computed from the inputs you enter, by the method stated below it. RoughInDesk publishes no market averages and quotes no survey: the defaults are a worked example to replace with your own. The pipe dimensions in the pipe-size tool are the published standard sizes, cited on that page.

A plumbing inspection report is the document a home buyer, a landlord or a property manager pays for: the supply, the drains, the vents, the water heater, the fixtures and the shutoffs, each checked and recorded with its condition, its age where it can be read, the defects found and the recommendation, signed and dated. The plumbing inspection checklist on this site runs the inspection and produces the report, free and without an account; RoughInDesk Pro files it against the property and turns the recommendations into estimates.

The supply, the pressure and the shutoffs

The service line and its material, the main shutoff and whether it holds, the pressure at a hose bib, the regulator where there is one, the fixture stops. Each is a line on the report with a condition and a note, and the shutoff's location is recorded because it is the first thing the next emergency call needs.

The drains, the vents and the clean-outs

The drains run and observed, the clean-outs located, the vents checked at the roof, the signs of a past backup recorded. Where a camera inspection of the sewer is recommended, the report says so and why, and Pro turns that recommendation into the estimate.

The water heater and the fixtures

The heater's type, capacity, install date from the label, the relief valve, the expansion tank, the venting and the signs of its age; then every fixture with its condition and its leaks. The install date is the field that generates the replacement conversation later.

The findings, the recommendations and the record

The defects listed with a recommendation and a priority, signed and dated. The checklist on this site produces the report in that shape; Pro files it against the property with the photographs and prices the recommendations from the book. From the vendors' own pricing pages: Tradify lists Lite at $47, Pro at $51 and Plus at $61 per user per month; Jobber lists Core at $49 per month for one user with additional users at $29 each; Housecall Pro lists Basic at $59 per month billed annually or $79 monthly. RoughInDesk Pro is $47 per month for the whole crew.
