A plumbing report: what the customer, the landlord or the buyer is actually buying, and what it has to hold

A plumbing report is bought by someone who will not be on site when the work is done: a landlord, a house buyer, a property manager, an insurer. What they are buying is a document that says what was checked, what was found, how serious each finding is, what it will cost to put right and who stands behind it. A report that lists findings without severity or price is a report that gets a phone call. The plumbing inspection checklist on this site prints the checked items in that shape, with no account.

What was checked, item by item

The property, the date, the fixtures and the pipework inspected, each as a line with a result. The reader needs to know what was not inspected as much as what was: a report that is silent on the water heater is read as having missed it. The inspection checklist on this site is that list.

Findings by severity

Each finding has a severity the reader can act on: needs attention now, plan within the year, note for the record. A leak under the sink and a slow drain are not the same line. Photographs against each finding are what make a report credible to someone who was not there.

Recommendations, priced

Each finding with a recommended action and a price from the price book. A report that recommends work without a price sends the reader to another contractor for the price, and that contractor gets the job. The estimating tool on this site prices the recommendations.

Who signed it

The technician's name and license, the firm's insurance and the date. A report is a document someone may rely on in a sale or a claim, and the signature block is what lets them. RoughInDesk Pro keeps the report against the property record so the next visit starts from it.

Questions people ask about plumbing report

Is a plumbing report the same as an inspection?

The inspection is the visit; the report is the document it produces. The checklist on this site serves both.

Should the report include a camera inspection?

When drains are in scope, the camera footage or stills go against the finding they support.

Is the checklist free?

Yes, without an account. Keeping reports against the property record is the paid product.
